If you have been routing your morning walk or bike commute around the Watson Road construction zone since May, this is the week that changes. City crews have finished one half of the new bridge over Gravois Creek between Pardee Lane and Brookview Drive, and they are shifting traffic onto it right around Labor Day. The pedestrian and bike detour that has been sending Grant's Trail users through Watson Industrial Park Drive for months is set to open its own new crossing at the same time.
It is a small piece of infrastructure news, but the timing says something bigger about Crestwood right now. For the past few years, this city has been running two separate rebuilds on two very different schedules, and this fall is the first time both of them are visible at once.
Two rebuilds, two clocks
The first rebuild is commercial: the transformation of the old Crestwood Plaza mall site into Crestwood Crossing. Dierbergs and McBride Homes have been building this out with private capital since the mall's final storefronts went dark in 2013, and private money moves at private speed. The grocery store opened in March 2023. Restaurants and retail have kept arriving every few months since.
The second rebuild is civic: The Cliffs at Whitecliff Park, the city's new $21.3 million community center. Crestwood voters approved the funding, known as Proposition A, in April 2024 with just under 60 percent in favor. Public projects run on a different clock, one built from ballot measures, bond sales, and phased construction budgets. The Cliffs broke ground in May 2025, a full two years after Dierbergs cut the ribbon on its store.
Laid side by side, the gap is easy to see.
| Milestone | Crestwood Crossing (private) | The Cliffs (public) |
|---|---|---|
| Funding secured | Dierbergs/McBride redevelopment agreement, pre-2023 | Prop A passes, April 2024 |
| First construction | Dierbergs store opens, March 2023 | Groundbreaking, May 2025 |
| Visible progress this year | Fourth sit-down restaurant opens, February 2026 | Exterior largely complete, interior work begins mid-2026 |
| Doors open | New outparcels still filing plans, fall 2026 | Grand opening, spring 2027 |
Neither pace is wrong. A grocery-anchored retail development answers to lease deadlines and quarterly sales targets. A voter-funded recreation center answers to a construction budget that has to survive public meetings, bid processes, and the reality of building on top of what turned out to be solid rock. Bond Architects, the firm designing The Cliffs, found subsurface rock formations under the original building site during early planning and shifted the footprint rather than pay for blasting. That single decision, driven by geology rather than ambition, is a good reminder that public projects absorb costs a private developer would simply route around.
What has actually opened at Crestwood Crossing
If you have not walked the site since last winter, here is what changed. Katie's Pizza & Pasta Osteria opened its fourth location at 9635 Watson Road with a soft launch in early February 2026 and a grand opening on February 27. It seats about 400, matching the company's Ballpark Village location, and it is the first Katie's built as a freestanding building rather than tucked into an existing storefront. The architecture leans into the site's own history: LINK Architecture designed the building around mid-century modern lines meant to echo Crestwood's 1950s roots as a postwar shopping destination.
A few doors down at 9615 Watson, The Mexican STL opened in September 2025 with room for 370 guests inside and out. It comes from the Syberg's family restaurant group, the same operation behind Twisted Tree Steakhouse and Twisted Tavern, and it was built specifically with large groups in mind. Zen Me Noodles & Crepes has also opened on site, adding a third full-service option to a stretch of Watson Road that had none a few years ago.
Beyond the sit-down restaurants, the tenant list at Crestwood Crossing now includes:
- Panera Bread
- Crumbl Cookies
- Club Pilates
- Rooster's Men's Grooming
- Andy's Frozen Custard
- Hometown Veterinary Partners
- Arch City Mattress Co.
- SOHO Nail Salon
- Mercy-GoHealth Urgent Care
- Eye See Vision Center
The residential piece finished first and finished quietly. McBride Homes built The Villages at Crestwood Crossing, an 81-home subdivision, and every unit sold. Part of that phase included a pedestrian bridge over Gravois Creek connecting the new homes straight to Grant's Trail, a smaller and separate crossing from the Watson Road bridge that is in the news this month.
What is still under construction
The next wave is already filed with the city, even if it is not open yet. QuikTrip has final approval for a 6,400-square-foot store with 12 pumps at 9507 Watson Road, and construction is expected to start this fall. It will be one of the first locations in the country to use QuikTrip's fourth-generation store design, which adds a walk-up window and single-gender restrooms to the usual layout.
Chase Bank has approval for a branch with a drive-thru ATM at 9315 Watson Road. Valvoline Instant Oil Change has approval to build at the front of Crestview Plaza, the older shopping center at 9222 Watson Road across the street from the main Crestwood Crossing footprint, which tells you the investment is not staying confined to the original mall parcel. Dierbergs itself is expanding an outlot's parking to serve growing demand while it plans an eventual standalone restaurant or retail building on the site between Andy's Frozen Custard and the incoming QuikTrip.
One of the more unusual additions is Dogs For Our Brave, a nonprofit that trains and provides service dogs at no cost to wounded veterans. Its new facility is under construction at 9960 Watson Road, the former site of a National Tire & Battery shop. It is a reminder that the redevelopment is not purely retail. Even the Sam's Club a bit further down at 10248 Big Bend Boulevard is expanding its fuel station to 16 pumps, evidence that the investment appetite along this corridor extends well past the old mall's property line.
The Cliffs is catching up, just on its own schedule
While the restaurants have been opening one after another, The Cliffs has spent most of the past year as a construction site with foundations and steel framing rather than a building you could walk into. That changed over the summer. The city's July and August 2026 newsletter reported the exterior largely done or nearing completion, with crews shifting focus to the interior for the first time.
When it opens in spring 2027, the 44,000-square-foot facility will include a three-court gymnasium, a weight room, a dance studio, and an elevated indoor walking and jogging track that overlooks the gym floor below. Upstairs, event and meeting spaces open onto a balcony facing the park. The Board of Aldermen approved membership and daily fee rates for The Cliffs and the Aquatic Center at its July 28 meeting, with the new rates taking effect once the building opens in 2027.
Once The Cliffs is running, the current Crestwood Community Center is slated for its own second act as a Pickleball and Family Games Complex, though that conversion will not start until the new building is fully operational.
The seam is Grant's Trail
Here is where the two clocks meet. Grant's Trail, part of the larger Gravois Greenway system that runs more than 11 miles through this stretch of St. Louis County, cuts directly between the commercial redevelopment and Whitecliff Park. It is the connective tissue a resident actually uses, whether that means biking from a new home in The Villages at Crestwood Crossing to grab a slice at Katie's, or walking from a house near Whitecliff Park toward the Watson Road retail strip.
That is exactly why the current bridge work matters beyond the traffic itself. Residents narrowed sixteen preliminary designs down to three finalists, then to one, through public voting held in the spring, choosing the design for a replacement playground at Whitecliff Park. That kind of resident-driven decision making, on a much smaller project than The Cliffs, is the same civic clock at work: slower, more deliberative, and dependent on people showing up to vote on a jotform link rather than a developer signing a lease.
For now, the practical takeaway is simple. If your regular route touches the Watson Road bridge between Pardee Lane and Brookview Drive, expect the new lanes and new pedestrian crossing to be usable within days of Labor Day, based on the city's own construction updates. The detour signage will likely stay up a bit longer while crews finish the second half of the bridge, so keep half an eye on the marked route through Watson Industrial Park Drive until the city confirms it is fully clear.
Crestwood has spent more than a decade waiting for this corridor to feel finished. It still is not, not quite. But for the first time, the private side and the public side are both showing progress in the same season, and the trail that links them is finally reopening too.
